But what does that look like exactly? Who calls you? What’s the process? What hits your credit? Is it worse than just having a parent co-sign?

First, the guarantee protects the landlord, not you
A guarantor service is an insurance product for the person you rent from. Your fee buys the landlord a promise: if rent goes unpaid, they get paid anyway. It might seem unfair, but in tight rental markets with strong tenant-protection laws, landlords need to screen out effectively the bad tenants. And a guarantor service is an extra layer of security that allows them to accept more applicants.
As the saying goes, there’s no such thing as a free lunch. You don't get rent forgiveness. You don't get a grace period the lease doesn't already give you. What you get is an apartment you couldn't have rented otherwise. That's the deal, and it's a good one as long as you understand what's on the other side of it. And as long as you pay your rent obligation.
What happens when you miss rent
It depends on the landlord, not the guarantor. Most NYC leases give you a few days before rent is considered late. After that, the landlord decides what to do.
Some call you. Some send a formal notice right away. In NYC that notice is usually a "pay or quit," which is exactly what it sounds like. Pay what you owe or give up the apartment.
That notice is what lets the landlord file a claim with the guarantor. Until they send it, nothing happens on the guarantee side.
What happens when the landlord files a claim
At PandaGuarantee, you get notified. A claim on the guarantee will affect your credit, so we reach out first to see whether you can cure the default. That means paying the landlord what you owe before the claim goes through.
If you can, do it. A cured default is the end of the story. Nobody gets paid by us, nothing goes on your record, and your landlord is usually relieved.
If you can't, the claim pays. We send the landlord the missed rent, up to your coverage amount. Claims pay in three business days, which is why landlords accept a guarantor in the first place.
What happens after the claim pays
You now owe the guarantor the rent that was covered on your behalf. Recovery starts as soon as the claim is paid.
Here's the shape of it: we contact you, we expect repayment, and if repayment doesn't happen, the debt goes to a collections agency.
Collections means a mark on your credit report. That mark follows you to your next apartment application, your next car loan, your next credit card. It takes years to age off.
The part people underestimate: eviction
The guarantee pays the landlord. It doesn't stop the landlord from ending your tenancy.
If you stop paying, the landlord can still move to evict. In NYC that takes time, but it happens, and an eviction on your record is worse than a collections account. Landlords screen for it specifically. A single eviction can close doors on you for a decade.
So the worst case isn't "PandaGuarantee sends you a bill." The worst case is a collections account plus an eviction, and you got there by treating the guarantee as a cushion instead of a backstop.
Is this worse than a personal guarantor?
Honestly, no. It's more predictable.
With a parent co-signing, default means the landlord sues your parent. Legal fees, court dates, a judgment against someone you love. The landlord chooses when and how hard to go, and it can get ugly.
With a guarantor service, the landlord gets paid, your parent is never involved, and you owe a defined amount to a company with a defined process. Nobody's suing your family. That's why we let you add a parent to your application to lower your fee without putting them on the lease.
What to do if you're about to miss rent
Call the landlord before rent is due, not after. Most will work with you on a few days if you ask first. Almost none will if you go silent.
If you get a pay or quit notice, pay it if you possibly can. Borrow from a friend, use a credit card, whatever. Curing the default is always cheaper than what comes after.
If you get a call from PandaGuarantee about a pending claim, answer it. That call exists to give you a chance to fix it. Ignoring it doesn't make the claim go away. It makes it pay.
