Security Deposit Replacement or SDR for short reduces the upfront move-in cost for your tenants. Instead of a full month of rent, they pay a much smaller non-refundable premium, and you receive a lease rental bond covering you for the same amount as the security deposit. This covers things from damage, to legal fees -- anything you're legally allowed to withhold from a security deposit.
You can now invite tenants to do SDR without a corresponding Panda lease guarantee. You'll notice a new tab on your dashboard: this allows you to send invites for Standalone Security Deposit Replacement.

This significantly reduces move-in costs and for some prospective tenants, and may be the difference that lets them sign a lease.
It's important to communicate two things. First, SDR is non-refundable. Second, tenants will still be liable for any property damages or other expenses that would ordinarily be charged to a traditional security deposit.
Finally, know that Standalone SDR is currently invitation only. Tenants cannot apply for the product on their own; it must be you initiating the invite.
